Please refer to the Rules & Regulations booklet (pdf link below) for a complete listing. Listed here are general rules that shareholders can use for a quick reference (all rules are subject to change):
Sub-leasing is not permitted. If this is done, the sub-leaser will be evicted and all legal fees incurred will be applied to the shareholder. The Shareholder must live in the unit.
Additions of any type outside of the unit must be approved by the board. Additions that did not originally come with the units when built (such as added bathrooms, dishwashers, garbage disposals, etc.) will not be maintained or repaired at Belmar Gardens expense.
Garbage should not be set out before 6:00 p.m. on Sunday. All garbage and recycle Acans must be removed from the front of the units by Monday evening.
Fines will apply to shareholders who do not comply. Each year, you can call the City of Pittsburgh (412) 255-2773 or go to www.pittsburghpa.gov to obtain the current year’s calendar for information regarding holidays, recycle pickup, no pickup days, yard debris pickup, etc. We are considered Central-Eastern.
Please note: The City of Pittsburgh no longer picks up TV’s. It is your responsibility to get rid of all televisions. Please call Aishel Real Estate at (412) 421-4663 or e-mail [email protected]for suggestions of how to do this.
Dogs and other pets – All dogs must be kept on a leash at all times. Please carry a pooper scooper to clean up when walking your dog. Exotic animals are prohibited (ex: Snakes). To report loose dogs, please contact Animal rescue at (412) 345-7300 to report it or visit www.animalrescue.org and then call Aishel Real Estate at (412) 421-4663 or e-mail [email protected] to report it also. Fines will apply to shareholders who do not comply.
Barbecue Grills – Grilling outside is permitted in the front of the houses; however, all grills must be moved to the back of the unit within 24 hours (to allow cooling).
Parking – Garages that are in the back; parking is only allowed in front of your garage and your half of the connecting wall. Parking against the fences prohibits your neighbor from effectively maneuvering out of their garage. Fines will apply to shareholders who do not comply.
Shareholders with driveways – please be considerate of those who do not have driveways when street parking. We cannot enforce street parking, however, another meaning for the word co-op means cooperation so we ask for your cooperation and consideration.
Cars without current inspection stickers or license plates will be towed from Belmar Property and the shareholder will be fined for all expenses incurred.
Parking in the Fire Lanes is prohibited. Fire lanes are driveways that lead to all the garages.
Commercial Vehicles are not permitted to be parked anywhere in Belmar Gardens. Fines will apply to shareholders who do not comply. Belmar is a residential community.
Please note that all monies transferred between parties must be routed through the current management company to be considered a legal sale or purchase of stock. All shareholders listed on the application must pass a credit and criminal check. All residents over the age of 18 must pass a criminal check. Homeowner's or Renter's Insurance
It is your responsibility to obtain Homeowner’s, Condo Insurance, or Renter’s Insurance (all of which various insurance companies call it for co-ops). The purpose of Homeowner's insurance is to replace the contents of your unit in the event of theft, fire, flooding, etc. As a suggestion, some car insurance companies also sell homeowner’s insurance. AAA also has some insurance companies they deal with or you can get coverage on your own wherever you prefer.
